A 53 x 11ft 6 well maintained widebeam with a wheelhouse built in 1997. She is beautifully fitted out, providing a comfortable, modern and spacious feel throughout. She is moored on a permanent, fully residential mooring in Norwood Green close to a tube station, with secure parking, water, electricity, telephone line, post, laundry room, shower and toilet facilities, pump out on site and the opportunity to take over an allotment within walking distance. 

Pennie has a BSS until Feb 2022, she was last blacked at Uxbridge boat centre approximately 2 years ago. The current owner has owned her for nearly 10 years. She was surveyed at the time of purchase and there was no evidence of pitting (survey available to read). She has a 70 hp perkins diesel engine giving this boat ample power to navigate the inland waterways. 

Starting at the bow there is a small deck area with cushioned seating and a ladder up to the roof. The roof has had decking fitted making a huge terrace area. Double semi glazed doors open into the spacious living area. There is a new multi fuel burner fitted providing ample heat for the whole boat. There is also a webasto system fitted with radiators throughout the boat. The current owner does not use this system and he believes it needs checking and possibly some work. The living area is light and spacious, furnished with a sofa, coffee table and plenty of shelving built into the gunwhales.

This area also incorporates the galley and dining area. Well equipped with lots of storage, full sized gas cooker, fridge, and sink. There is a dining table with chairs which folds out (all of the furniture is included in the price). A corridor then leads to the wheelhouse. Off the corridor is a small storage / 2nd sleeping area. This has a fold down bed and also houses the hot water tank. 

The surprisingly spacious bathroom is next door with a sink, full sized bath with shower above and pump out toilet. There is storage under the sink and a large well lit mirror above. 

Steps from the corridor up to the wheelhouse. Here is the 2500w sterling inverter charger which is connected to the bank of 5 lithium batteries. There is access to the fuse boards here and the floor lifts for engine access. Doors open on both sides for easy mooring and lock access.

The aft cabin leads off the wheel house, with a double bed and plenty of wardrobe storage. Like the rest of the boat it feels welcoming and comfortable.

Whilst the current owner has owned Pennie he has maintained her well, she was decorated recently and the water heater, inverter charger and multi fuel stove were all new approximately 18 months ago. The engine has been almost completely rebuilt in the last few years. Externally the decking and storage boxes on the roof have enhanced the usable space on the boat. On the mooring there is a small storage shed and space for a bbq and other equipment. 

The residential mooring is reasonably priced and is transferable to the new owners by separate arrangement with the landlord. Regrettably children  are not permitted on these moorings.
